Since the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 (in force from 1 October 2022), rented homes in England must have:

  • At least one smoke alarm on every storey with a habitable room, and
  • A CO alarm in any room with a carbon-fuelled appliance (gas boiler, wood burner, open fire).

Landlords are responsible for repairing or replacing alarms once told of a fault, and non-compliance can mean fines of up to £5,000.
