Whether a letting agent has reminded you the five-year deadline is up, a buyer’s solicitor has asked for one, or you simply want to know the wiring in your home is safe, you need an EICR — and you want it done by someone who will explain the result honestly rather than bury you in jargon or pad out the remedial work. GFL Electrical are NICEIC-approved electricians carrying out Electrical Installation Condition Reports across East London, for landlords, homeowners, and buyers.
Our EICR service
An EICR is a full inspection and test of your property’s fixed electrical installation — the consumer unit, the wiring, sockets, switches, light fittings, and the earthing and bonding that keep you safe. We test each part, record its condition, and give the installation an overall verdict of satisfactory or unsatisfactory.
You receive a genuine, signed report listing every circuit and observation — not a one-line “pass” certificate. Where we find issues, we classify them with the standard codes (C1 danger, C2 potentially dangerous, C3 improvement recommended, FI further investigation) and explain each one in plain English, showing you what it means and why.
Why choose GFL Electrical
- NICEIC approved — our inspections meet UK standards (BS 7671) and our work is independently assessed.
- Every code explained. A common, fair worry is that an assessor will fail items just to sell the remedial work. We walk you through each C1 and C2, show you the issue, and explain the coding.
- No pressure on remedial work. You are free to have any remedial work quoted elsewhere — we will not hold your report hostage.
- Clear pricing told up front, with the cost based on your property, not invented on the day.
- Local to East London with around 40 years of combined experience across domestic and commercial work.
How it works
- Book in — tell us the property type and what has prompted the EICR (deadline, sale, peace of mind).
- We inspect and test — typically 2–4 hours for a home, with the power off for parts of the visit so circuits can be tested safely.
- You get the report — the full signed document, with any coded items explained clearly.
- If anything failed, we explain what is needed to make it satisfactory and give you a separate quote for remedial work — which you are free to compare.
What it costs
EICR pricing depends mainly on the size of the property (the number of circuits) and your location, with East London at the higher end of national rates. As a guide, a flat sits at the lower end and a larger house at the upper end. The fee covers the inspection and report; any remedial work to fix C1/C2 issues is quoted separately so you can decide what to do. For a full breakdown of EICR costs, codes, and what commonly fails, see our complete EICR guide.
For landlords
If you let property in England, an EICR is a legal requirement — at least every five years and before a new tenancy, with a copy to your tenants. Any C1, C2, or FI must be put right within 28 days, and non-compliance can mean fines of up to £30,000. We carry out landlord EICRs across East London, turn reports around promptly, and can handle any remedial work so you stay compliant. See our landlord electrical safety certificate page for the full landlord picture.
Areas we cover
We provide EICR testing right across East London — from our Leyton base through Walthamstow, Leytonstone, and the surrounding boroughs including Hackney, Newham, Tower Hamlets, and Redbridge. See our areas page for the full list, or just ask when you get in touch.
Frequently asked questions
How often do I need an EICR? Landlords in England: at least every five years and before a new tenancy. Homeowners: recommended every ten years, or on purchase or sale — not legally required but sensible.
How long does it take? Typically 2–4 hours for a home, depending on the number of circuits. The power is off for parts of the visit so circuits can be tested safely.
What does “unsatisfactory” mean? It means at least one C1 (danger), C2 (potentially dangerous), or FI (further investigation) was found. It does not mean the property is unusable — those specific items need attention to make it satisfactory.
Do I have to fix C3 items? No. C3 is an advisory “improvement recommended” and a report passes with C3s on it. They are worth considering over time but not mandatory.
Can I use a different electrician for any remedial work? Yes. We will give you a separate quote, and you are completely free to compare it. We will never hold your report hostage to win the repair.
How much does an EICR cost? It depends on property size and location, with East London at the higher end. The price covers the inspection and report; remedial work is quoted separately. See our EICR guide for ranges.
Will I get a proper certificate? Yes — a full, signed report listing every circuit and observation, which you can give to a tenant, buyer, or your insurer.
